The above range is not a reflection of what I believe the absolute value of your property to be, it is a range where the majority of buyers will likely see the value of your property based on other properties they have inspected.

As an experienced agent, I know how to influence and guide buyer interest. I mentioned earlier that across the last 50 sales I have achieved, without fail an above-market result for each property... I have averaged over 10% above market feedback with the highest being close to 20%.

I don’t believe in giving you a price range that you want to hear, I believe in being honest on price, then parking that to the side and purely focusing on the positives and ABSOLUTE POTENTIAL OF YOUR PROPERTY! I have plenty of experience in negotiating buyers upwards and know that where we start on price will definitely not be where we finish on price.
