The lack of available stock is still causing more buyers to filter through less property.

With building costs remaining high and interest rates coming down, the outlook for Brisbane property, in particular units, will remain strong for 2025.

Central Avenue is full of recent sales, many are comparable in price… A lot of agents will use these not only to guide yourself but to then justify the price to buyers.

My approach is different, I try to push for a premium price by offering insight into the broader marketplace and guide buyers from a different perspective…

I would run a case study on the difference between 3bed 2bath units against 3bed 1bath units and how in many cases you are paying $200,000+ for an extra bathroom that may not be used too often

When comparing your unit to these, the unit all of a sudden appears as value and if buyers wanted, could invest $100,000 in renovations and still come out significantly better off financially.
