What to expect

How it works

  1. 1 You book a 15-minute call Pick a slot above. The booking form asks for your address so I can start looking before we speak.
  2. 2 I do the homework Recent comparable sales, what's currently listed nearby, and anything I know about your building or street from past campaigns.
  3. 3 We talk it through I'll give you a range and explain what's driving it. You can ask anything — there's no pitch at the end.
  4. 4 You get it in writing A short email with the range and the sales I used, so you have something to refer back to. That's it, unless you want more.
  1. 1 You book an hour at home Choose a time that suits. Evenings and weekends are in the calendar. Partners and decision-makers are welcome — it saves telling the story twice.
  2. 2 I walk the property Twenty minutes or so, looking at what buyers look at: layout, light, condition, outlook, and anything that helps or hurts the number.
  3. 3 We sit down with the numbers A price range with the comparable sales behind it, honest notes on what would move it up or down, and how a campaign would actually run.
  4. 4 You take your time I'll follow up with the appraisal in writing. There's no contract to sign on the day and no pressure to decide anything.

What you'll need: nothing beyond the address. If you have a recent rates notice, body corporate levies or a floor plan handy, they help, but I can work without them.

Before you book

Does this commit me to selling with you?

No. An appraisal is a conversation about value, not an agreement to list. Most people I appraise don't sell for a year or more, and some never do. If you decide to sell and choose someone else, that's fine.

Is it really free?

Yes, both versions. There's no fee and no "you'll owe me a listing" expectation. Agents appraise for free because it's how we stay useful to the street we work in.

What's the difference between an appraisal and a valuation?

An appraisal is my opinion of what the market would pay, based on comparable sales and experience. A valuation is a formal report by a licensed valuer, which banks require for lending and which you pay for. If you need a valuation for a refinance, divorce settlement or estate, I can point you to a valuer, but this isn't that.

How accurate is a desktop appraisal?

For a standard unit or house in a suburb I work in daily, usually within a reasonable range. It gets less reliable for unusual properties, heavily renovated homes, or anything where condition is a big factor, because I can't see it. If your place is one of those, the walk-through is worth the extra time.

Can my partner or family join?

Please do. It's easier to have everyone in the same conversation than to relay it later, and the questions partners ask are often the useful ones.

What if I'm not in Toowong, Taringa or nearby?

I work Brisbane's inner west: Toowong, Taringa, Auchenflower, St Lucia, Indooroopilly and the suburbs around them. If you're further out I'll be honest about whether I'm the right person, and if not, I'll say so on the call rather than guess at a number.

What happens if I need to change the time?

Use the reschedule link in your confirmation email, or just text me. Life happens.
